SEVERN Partnership have collaborated with the Royal Institute of Chartered Surveyors (RICS) to complete a 3D laser scan of the RICS headquarters in London’s
The point-cloud data generated will be used to generate a building information model (BIM) for the facility; a process known as ‘scan-to-BIM’.
The RICS wanted to gain experience of what it is like to procure, use, manage and maintain a BIM and went through the process with the help of the Severn Partnership.
A survey team was on site for two weeks in total 3D laser scanning both the external facades and all seven internal levels of the historic building. This was no easy task given that the building is the hub of RICS and is located directly opposite the Palace of Westminster in one of London’s busiest areas.
The headquarters itself is made up of numerous different buildings constructed and redeveloped over several centuries. This led to complex room layouts, multiple floor levels, non-uniform construction and unique windows and doors. Challenges included; complex survey traversing to produce a very high accuracy control network, active/occupied rooms and offices along with high levels of visitor footfall.
After survey, the model took approximately two months to complete and is constructed using varying levels of graphical detail (visual complexity of 3D geometry) in Autodesk Revit. This was to give the RICS an understanding of the various levels of detail (LOD) that can be achieved through laser scanning and model creation. The RICS library (as seen in the above clip) is an example of a very high LOD compared to the majority of other internal rooms which had only standard structural features; walls, floors, ceiling, columns and beams. Due to the building’s uniqueness, much of the complex features were created using bespoke built components along with all the windows and many of the doors.
